GIS Parcel Data

Parcel data is information tied to individual pieces of land. The project team uses it with field observations, photographs, and the adopted CRA boundary to understand current conditions in a consistent way.

What parcel data can tell us

It can identify a property, describe its recorded use and improvements, and provide value or sale information. These records help compare places across the study area, but they do not decide whether a boundary changes.

Fields used in the review

The table translates technical field names into the questions they help answer.

FieldPlain-language meaningHow it supports the review
Parcel or folio numberThe county's unique number for one property.Connects a mapped site to the correct property record.
Property addressWhere the parcel is located.Confirms which parcel is closest to a documented site.
Owner of recordThe name shown in the county property record.Helps verify records. It does not change ownership or create a project decision.
Current property useThe county category for how a property is used, such as residential, commercial, industrial, or public.Supports comparisons between current conditions and redevelopment goals.
Lot sizeThe land area within a parcel.Helps the team understand site scale and compare nearby properties.
Building informationAvailable year built, floor area, height, stories, and unit counts.Shows the type and age of development already present.
Assessed valueThe value recorded for property-tax assessment purposes.Supports fiscal and redevelopment analysis. It is not a new tax or an appraisal by this project.
Sale date and priceThe most recent sale information available in the parcel record.Provides context for recent market activity when a valid sale is recorded.
Legal descriptionThe formal written description of the parcel boundaries.Helps confirm the mapped parcel when street addresses are incomplete.
Map coordinates and shapeThe parcel's location, outline, area, and perimeter in the mapping system.Connects field photographs and observations to the surrounding parcels and CRA boundary.
